"I qualified as an Associate in the Property Litigation team at Higgs LLP in September 2025, having spent almost a year with the team during the third and fourth seats of my Training Contract.”

Our work is extremely varied, which has given me the opportunity to build experience across a broad range of disputes. On the residential side, this includes possession claims, boundary disputes, rights of way, adverse possession, restrictive covenants, misrepresentation and neighbour disputes. On the commercial side, I have dealt with break notices, repair notices, lease renewals (both hostile and non-hostile), landlord and tenant disputes, forfeiture and more.

I also co-founded the Higgs LLP Book Club, which brings colleagues together each month to discuss our latest read. This initiative has been a fantastic way to connect with fellow booklovers across the firm.

During my time with the firm, I have been involved in lots of charity initiatives, including volunteering at Brierley Hill Baby Bank, organising a collection for Black Country Food Bank and attending the Birmingham Legal Walk to raise funds for the Access to Justice Foundation, who then provide grants to organisations like Support Through Court and Citizens Advice Bureau.

  • Successfully defended a claim against our client regarding a right of way, alongside Nyree Applegarth. Due to poor pleadings by the claimant, we applied for a Strike Out application. The Judge found in our client’s favour and awarded our client just under £16,000 in costs on an indemnity basis.
  • Assisted a superstore that owns several residential properties in obtaining vacant possession of one of their properties after the tenants had accumulated arrears just under £10,000 in the most efficient and effective way possible. We provided the client with clear initial legal advice and quickly prepared and served a Section 21 notice. The tenants received the notice and vacated the property on the expiry date, allowing the client to regain possession without the need for court proceedings. Our strategic and proactive approach ensured a swift resolution, leaving the client satisfied with the outcome.
  • Obtained a successful outcome for our client who was party to a distressing neighbour dispute involving a shared pathway, an obstructive gate, and an aggressive dog. We sent a formal Letter Before Action to the neighbour, detailing the issues at hand and the legal implications of their actions. This letter served as a formal request for the removal of the gate and the proper restraint of the dog in the shared area. On the day the letter was received, the neighbour removed the gate, and the dog has since been consistently leashed in the shared space. This prompt resolution significantly impacted our client in a positive way leaving them happy and feeling safe when accessing their own home.
  • Assisted on a matter where we provided advice to an executor, who was the proposed defendant of a misrepresentation claim, following the sale of her late mother’s property. After initial correspondence and negotiations, we have now reached a good settlement for our client and are currently in the process of finalising the formal settlement agreement for execution.
